Bluffton, SC
Lowcountry locals will tell you all about how Bluffton, SC has grown over the past 20 years. What use to be a pass-through town on the way to Hilton Head, Beaufort or Savannah is now home to a booming population. Communities, large and small, have been popping up around Bluffton and filling up with young families, retirees and entrepreneurs alike.

Most homes for sale in Bluffton are in separate neighborhoods or communities with their own HOA (Home Owners Association). You can still purchase homes outside of communities but they are few and far in-between. Your best bet to finding a home outside of a community and without an HOA fee would be to search in Old Town Bluffton.
The great thing about living in a Bluffton community is your HOA fee grants you shared access to pools, community rooms, workout facilities and great upkeep of your surroundings. HOA fees will vary across each community so be sure to ask about this while looking for a home. Most of the time these can be paid monthly or in full once a year.

Now to the fun part – all about Bluffton SC Real Estate! I’m going to break down communities and give you high-level information. Please be aware this information can change. I’ve seen starting prices go up by over $100K just in the two years we’ve lived here.
*House starting price takes into account the lowest listed house for sale in community as of March 2022.

Also be aware that this list doesn’t include every single place to live in Bluffton. It is a great place to start with communities in a “normal” price range. Places like Palmetto Bluff weren’t included on this list simply because majority of the population cannot afford to live there.
I’ve also chosen to exclude retirement communities and plan to do an entire post on those. If you’re looking for retirement communities now, check out Sun City, Margaritaville or Four Seasons. These communities are located in or near Bluffton and are for residents 55+.
Let’s get to it! I suggest making a list of each of these communities and then reaching out to a realtor or doing research on your own. Jot down notes about each community as you go so you don’t get them mixed up. Also be sure to check the map location of each community so you can find your best fit!
